Sand Is Beautiful—Until It Meets Your Floors

One of the biggest enemies of flooring in a coastal home isn't actually water—it's sand. Those tiny grains act like sandpaper every time they're tracked across a floor, which is why finish and wear-layer selection matter so much in Outer Banks homes. For busy beach houses and vacation rentals, we love durable luxury vinyl plank (LVP) and quality porcelain tile because they can handle sandy feet, pets, wet towels, and plenty of summer traffic without requiring homeowners to constantly worry about their floors.
Design-wise, we're also seeing coastal flooring move away from the gray-and-white look that dominated the last decade. Natural white oak, warm sand, light brown, and subtle driftwood tones are taking over—and we're here for it. They still make an Outer Banks home feel light and coastal, but with a warmer, more timeless look that won't immediately tell everyone what year the house was renovated.
